After familiarizing yourself with the various types of stucco products in the definitions and descriptions section, you may be able to identify the particular type of stucco you have on your building. However, your stucco type is only the beginning in terms of evaluating its current and future performance. The Stucco Retro™ Detail Inspection and Report will not only identify the type of stucco, it will also evaluate its installation according to the acknowledged authorities' minimum standards for optimal performance. The report will further address specific distressed areas, as necessary, and will make general comments regarding the current performance of that particular system's installation. Upon your request, the detail inspection will be performed by an approved technician who will examine the stucco on the home by visual observation. Although this examination is non-intrusive, it is an economical inspection that will provide valuable information in order to accurately evaluate the stucco's current and future performance. Once the detail inspection report is made available to you, Stucco Retro West TN, Inc., will be available for telephone consultations to answer any questions you may have at no additional charge. With the information provided from the detail inspection report, you will be prepared to make any decisions you deem necessary regarding your stucco home. Please note: The State of Tennessee passed a law on March 28, 1998, that states if a home has synthetic stucco, this fact must be disclosed to any prospective buyer. The seller must also disclose any moisture related damage to the home. The Stucco Retro™ Detail Inspection Report should be sufficient for disclosure purposes. If not, however, Stucco Retro West TN, Inc., will write an acceptable certification letter at no additional charge providing an intrusive inspection is not required.
The field test is designed to identify faulty installation and/or materials as well as stressed areas - both visible and hidden. A unique tool, the Structural Resistance Tester (SRT) designed to detect the presence of deteriorated sheathing and/or framing shall be used to perform the intrusive part of the test. There will be a necessity to remove two 3" X 3" test plugs from the cladding. There will also be several 3/16" punch holes required. The 3" test plugs will be covered by chrome escutcheon plates until any necessary repairs are made, or until the next yearly maintenance takes place. The 3/16" punch holes will be properly repaired on removal of the identifying pegs. If the Field Test indicates that some specific repairs are necessary to ensure future performance of the system, Stucco Retro West TN, Inc., will discuss the options available to you. In some instances, several equally effective options may be offered to bring the home to a water-tight condition. We accept no responsibility for work that may be unforeseen, undetected or of delamination that may occur in areas not adjacent to the repair work. Our liability will be limited to rendering a scope of work to correct the problem(s). In the event that an EIFS home is stripped of its EIFS cladding, there may be some areas with sheathing damage or staining under the windows. The areas of inspection are limited to a 20’ latter height. If you have areas that exceed this height, please make us aware before the field test is scheduled. Chimney caps are inspected with binoculars. Stucco Retro is only responsible for listing repairs that are visible at the time of inspection. Upon request, Stucco Retro West TN, Inc., will prepare a Retro Spec™. Performance of the repairs outlined in this specification will bring the cladding into compliance with pending Federal specifications or current stucco specifications without totally removing and reinstalling the system. The Field Test may require several visits to the home. Due to its complexity, several weeks may be required before a report can be generated. The repairs, if performed as specified, will qualify the home for the Stucco Retro™ Extended Warranty. Alternate methods of repair may be offered. However, some alternates may not bring this home into compliance with the pending Federal specification. You may have the work done by any reputable contractor that is versed in the repair of EIFS, stucco, and sealant joints. Stucco Retro will require on site inspections to insure that the work is properly done.
